Upon the purchase of Blue Ridge Manor, we knew it was imperative that we found the right Property Management Company to team up with for the first-time renovation of the property. This project would consist of increasing physical occupancy, which was at 23% at take over; get a handle on the high delinquency which was over $63K; change the overall clientele of the community all while managing a full interior and exterior rehab of the entire property. We couldn’t have made a better choice.
Celtic acted as the General Contractor for the entire project. They added a unit taking the count to 81, built out laundry facilities for each building, managed the full conversion of master gas & electric metered utilities to individual electric meters for all apartments; all air handlers, windows and exterior building doors were replaced; both the interior and the exterior of the 7 buildings were painted; the landscaping was updated and all of the 81 units were completely rehabbed. The individual unit rehabs included new flooring, appliances, window coverings, hardware and light fixtures.
Due to Celtic’s continued efforts, the property has increased rent , decreased delinquencies, has become a valued member of the Grandview Chamber of Commerce and has added a good client base. Blue Ridge Manor is now at 92% occupancy with great cash flow. We couldn’t be happier with Celtic’s performance and can’t wait to find another opportunity to team with Celtic.
